The Project and the Developer Behind It
Aprés is being developed by The Abraham Companies, the same team responsible for Luma Apartments at Ash and Columbia Streets. The project will feature a 25-story high-rise residential tower totaling roughly 455,400 square feet. It will include 153 residences along with approximately 9,289 square feet of retail space designed to enhance the street-level experience along India Street.
The design calls for five levels of subterranean parking, four additional levels of above-grade enclosed parking, and a rooftop pool located on the twenty-fourth floor. Inside, residents will enjoy amenity-driven spaces such as fitness areas, lounges, and communal gathering areas. The developer’s approach emphasizes both functionality and design — with a soft, contemporary color palette and architectural detailing that complements the surrounding neighborhood. If Aprés follows the precedent set by Luma, it should deliver a high standard of finish and urban livability that appeals to renters seeking a Downtown San Diego lifestyle with a Little Italy address.
My Perspective on Aprés
From a design and lifestyle standpoint, Aprés brings an impressive concept to a great location. I like new construction and appreciate the modern architecture and thoughtful color scheme that the renderings suggest. The development will undoubtedly attract residents who want the conveniences of a full-service building while still being surrounded by some of San Diego’s best dining and culture. That said, I have mixed feelings about introducing a 25-story high-rise to this particular stretch of India Street. Part of what makes Little Italy so special is its intimate, pedestrian-friendly scale — the way you can walk along India Street and feel connected to the small shops and restaurants without tall towers looming overhead.
Aprés will certainly redefine the skyline of this part of Little Italy, and while it will bring new energy and economic activity, it also changes the character of a street that has historically thrived on its low-rise, human-scale charm. The question is whether the project will integrate seamlessly into that environment or stand apart as something distinctly more “downtown” than “Little Italy.” Time will tell, but there’s no denying that Aprés is one of the most significant developments to come to India Street in years — one that will shape how people experience this beloved neighborhood for decades to come.
