April 2017 Market Update – Downtown San Diego Condo Market
In March, we saw the highest average price per square foot in the last 12+ months. We also had a jump in the number of new listings, sales, and inventory. We are at a 2.8 month supply, which is a drastic improvement from the 1.9 month supply we saw in December of 2016. This rise in inventory is finally creating more options for buyers, which will drive the number of sales up.
I think we will see a huge jump in the number of sales in April. We had 80 properties in Downtown go into escrow in the month of March, which typically indicates what the following month will look like. Overall, we have had a solid start to the Spring and I expect at least 3+ really good months ahead of us.
