April 2022 Housing Market – Downtown San Diego Condo Market
In March of 2022, Downtown’s average price per square foot shot up to new heights. March broke the record for the highest average sales price, highest average & median price per square foot, and the highest list to sales price percentage ever in Downtown San Diego. Both the average and median $/sf hit $800, up $61 from $739 the month prior. To put that into perspective, in March of 2021 the average $/sf was just $597 and the median was $580! That is an increase of +34.0% in the average price per square foot in just 1 year (+37.9% in the median $/sf).
In addition, the average list to sales price % hit 104.8%! That means that the average property in Downtown San Diego is selling for +4.8% over the list price! That is still below the county average of +6.3% over list price, but this is a significant number.
Overall, the Downtown San Diego market is extremely strong and there is very little inventory. This shortage of inventory and increased demand is pushing prices up at rapid rates.
