April 2024 Housing Market – Downtown San Diego Condo Market

I will say that the numbers do not seem to line up with the energy in the market currently. I feel like I’ve seen quite a few properties go under contract recently. I also have had clients compete with other buyers for homes in Downtown over the last 2 weeks. One buyer even went over the asking price and still missed out. One indicator that people often overlook is the average list to sales price. It is an overall good indicator as to how competitive the market is. The higher the list to sales price, the closer sellers got to their number. I follow the average list to sales price percentage as a gauge to the overall market’s energy. The list to sales price for the month of March went up from February, which I feel matches the energy I have been witnessing in the Downtown San Diego market.

The number of active listings climbed to 165 in February, but pulled back to 155 in March. We saw less property hit the market in March than I anticipated. This caused the number of active listings to actually decrease. At the same time, we’ve seen very little change to the number of properties to go under contract and sell in 2024. Each month this year, Downtown San Diego has had between 45-46 properties go under contract. We have also only seen 43-46 sales each month of 2024.
