April 2025 Housing Market Stats – Downtown San Diego Condo Market

Sales in Downtown San Diego remained sluggish in April, with only 41 closings—just slightly higher than March’s 39. At this pace, we’re tracking toward roughly 480 sales for the year, which would fall well below the already slow 550 sales we saw in 2024. Inventory, on the other hand, continues to climb, and we’re now sitting at a 6.95-month supply—firmly in buyer’s market territory. But like previous months, this varies by segment. Two-bedroom, two-bath homes with views continue to draw strong interest and are still selling fairly well when priced right and presented well. By contrast, many other listings are sitting, particularly those without views or priced above where the market is willing to go.

Buyers are finding more options and better leverage right now, with some properties offering room for negotiation and others sitting well below market value. However, sellers should be aware of increasing fallout during escrow—there’s been a noticeable uptick in cancellations during contingency periods. Days on market appear stable, but that number is getting skewed by properties being pulled and relisted. The average sales price has also been bouncing around due to the small sample size, so it’s not a reliable measure of value right now—just a couple of high-end sales can skew the numbers. Overall, the market continues to feel slow and segmented, with real opportunities for buyers, especially in the more price-sensitive or less competitive parts of the market.
