August 2016 Market Update – Downtown San Diego Condo Market

Downtown San Diego reached a total of 88 sales in the month of July, which was down a bit from the previous month.  The average sales price did go up to $641,816 from $615,708 (+4.2%).  In June we also hit a 7 month high with inventory at a 3 months supply, but in July we went back down to 2.8 months. We also saw an 8.0% decrease in the number of listings on the market and 21.9% less listings hit the market when we compare July to June. Overall, the market remains hot. Anything under $800k is flying off of the shelf, while property between $800,000-$1,500,000 is selling at a steady pace.
