Why is this a great deal?
This condo has been listed for over 230 days. When property sits that long, it becomes forgotten. The market was much different 230 days ago. If you look at my market update, you will notice that the market hit a slow patch during this time. There was a huge spike in the number of sales in June and then the market slowly decreased in sales through January 2016. We are seeing a rise in the number of sales again, but the amount of property available to purchase is extremely low.
In my opinion, this condo has been overlooked. In December, a smaller condo with patio that was similar in size sold for $744,000 in only 14 days. It was on the northwest corner. This condo was in better condition, but in my opinion, had a floor plan that was not as good.
This 8th floor southwest corner unit is also unique because it is 80 square feet larger than the other condos in this stack. There have been 3 sales in the last 6 months in this stack. They range from $660,000-$720,000 on floors 9-14 and they did not offer the same patio.
