Why Do I Think This Is A Fantastic Buy?
There are several reasons I think this floor plan is truly a good option. First off, if you compare the prices throughout the building, this residence is drastically lower then the other corner units on the 20th floor. The southwest corner is smaller at 1,372 sf and it is available at $1,296,900. The northeast corner is almost an identical floor plan, sits at 1,444 sf, and is priced at $1,251,900. Lastly, the northwest corner, which is already under contract, is 1,632 sf and was priced around $1,700,000. That means Savina #2006 is $94,000 to approximately $542,000 less than the other 3 corners on the same floor!
Not only is it the least expensive corner, but this is personally my favorite corner. I believe this orientation is currently undervalued. This corner has the potential for amazing views and the living room’s entire eastern wall, as well as a good portion of the southern wall, are windows. The southeast exposure will offer views of the city, mountains, and even the San Diego Bay. I have attached 2 screen shots of views based on Savina’s official website. This orientation offers the best of both worlds. During the day, you can see views of the bay and city. As the sun sets, you can watch the city lights come alive. If you compare Savina to Electra, which also sits just east of the tracks, the southeast corner unit is the most desirable residence.
I was personally looking at this floor plan on the 11th floor. I liked the expansive living space, extra den/nook, and the view potential. I really liked that it will have a view of the common areas to the south of the building. It increases the sense of community, which sounds strange, but it is a real thing. I have clients who face their building’s pool or common area and they always appreciate it more than they originally anticipated. I also liked that the master bedroom was facing east, away from the train/trolley tracks. Overall, this corner was my favorite option in the building, with the exception of a few unique floor plans that are no longer available.
