    Why Is This A Great Buy?

    There are only 11 homes on the market right now that are similar size, bedroom counts, and above the 20th floor. I set the parameters to show all property on floors 20+ that have 2 bedrooms, 2 bathrooms and are between 1,000-1,400 sf. These homes were all built between 2004 and 2008. The shocking comparison is when you look at the average price per square foot, average floors up, and the fact that majority of these options are 10+ years old. The average property out of these 11 options is on the 26.8th floor, is 1,208 square feet, and is listed at an average price of $1,079,435.  That is $892.62 per square foot!

    Savina #2704 lines up well with the average floor and square footage, but the price is drastically lower. This amazing home is offered at $862,900. There are several reasons why I like #2704 in particular. On the 27th floor, many of the residences have higher than average ceiling heights, #2704 being one that does. Instead of the approximately 9′ ceilings, the 27th floor has 10′ ceilings in majority of the home! While this seems like a small bonus, this is a huge value. Some of the most popular values in downtown San Diego have higher than average ceilings. I believe this is instrumental to the overall appeal. There are only a handful of homes in the building that offer raised ceiling heights.
