Why Is This A Great Buy?

If you are looking for a spacious condo with a view, this is hard to beat. First off, it isn’t easy to find great view condos this size. You would likely be looking at penthouse style homes, which would typically run you $3+mil. This is a one of a kind residence! The owners purchased two residences from the developer and had the builder combine the units into one. This home is very similar to the half floor penthouses you can find on the 24+ floor, but it comes at a much lower price. In April of this year, we sold unit #2402, which is the lowest south floor penthouse, for $2,700,000. This residence is very comparable to #1803/4, which is only asking $2,250,000 and even comes with a 3rd parking space.

The HOA dues are technically about $2,000 a month because they combined 2 units, but the sellers are willing to pay 5 years of one of the HOA dues, which means you would only be paying 1,170 per month.
