Why is this a great deal?

This building is one of the most desirable communities in East Village due to the amenities and high end finishes. That being said, The Legend has faced a few major setbacks. One of the biggest issues is the parking. I would estimate that over 50% of the 2 bedroom units in the building only come with 1 parking spot. While that isn’t uncommon in major metropolitan cities, that is not the case in San Diego. This particular residence not only comes with 2 parking spaces, but it also has a storage unit in the garage.

For the price of $715,000, you wouldn’t expect to get a bay view and 2 bedrooms. This condo has amazing views of the city, as well as some views of the bay. It sits on the northwest corner of the building with a balcony off of the north facing living space.

The Legend just wrapped up their litigation, so conventional financing is now available. While the building was in litigation, the values actually decreased, while the other buildings in the neighborhood have continued to climb in price. Approximately 18 months ago, I sold the residence directly above this condo for $780,000. It was the same square footage and very similar view, but sold for $65,000 more than this home is listed for! I feel like this is a great time to get into the building. The values still remain suppressed, but will hopefully bounce back over the next several months as the buyer opens up with their litigation settlement.
