December 2021 Housing Market – Downtown San Diego Condo Market
While Downtown San Diego didn’t see the record breaking month we saw in November, we had a great December when compared to prior years. Over the last 5 years, we’ve averaged 68.6 sales in December. The number of sales in December 2021 was up by +31.2% when compared to the previous 5 years. In addition, both the median and average list to sales price percentage were over 100%. This means that more than half of the homes that sold last month received over their list price.
One thing that hasn’t changed is the lack of inventory. Downtown San Diego saw the least amount of new listings since December 2016. In July 2020, inventory peaked at a 6.7 month supply of inventory, but has drastically declined since then. We now only have a 0.7 month’s supply of inventory.
