December 2022 Housing Market – Downtown San Diego Condo Market
Downtown San Diego’s average price began declining from it’s peak in April to the 2022 low in September. Since September, the average sales price has been increasing and is now $862,080, which is +5.4% higher than one year prior. Activity in the market is down across the board. There are less New Listings, Pending Listings, and Sold Listings, but that is also to be expected for this time of year. If you were to look at the 10 year charts, the reduced activity follows the same trend as previous years.
As far as inventory goes, it has gone up from the all time low in January 2022, but it is still drastically lower than normal. We are sitting at a 1.5 month’s supply of inventory, which is about where we were in August 2021. Downtown San Diego is still selling very well and with the calming of interest rates that we’ve seen over the last couple of weeks, the 92101 market appears to be poised for a strong start in 2023.
