October 2015

Quarter 3 of 2015 was a solid quarter. We had 244 sales between July-September, which was slightly lower than quarter 2 of 2015 by 15 sales. Inventory has also increased, but we are still below a 3 months supply in downtown, with an average of 81.33 homes selling each month!

The numbers in this price range are a bit deceiving. Currently, there are 18 listings in one building (Aloft in Cortez Hill). After the building was completed, the developer held a large majority of the condos as rentals to wait for the market to appreciate. They are now selling and accounts for 25% of the inventory in this range.

This range is one of the strongest segments of the market. It has the highest number of sales per month and has a relatively low supply at only 2.48 months. As a buyer, there are still 76 options in this range, but the good condos go very quickly.

There are hardly any options currently in this price range. With only 23 listings currently on the market and 13.67 selling per month on average, we are at a 1.68 month supply! Inventory is continuing to shrink in this segment of the market and there are currently 17 in escrow!

$800,000-$999,999

Currently there are 22 listings in this price range and only 4.67 selling per month on average. I believe this range is a bit slow due to the lack of inventory. The homes currently available in this range often don’t match buyer expectation and many of the options in this range have jumped just above $1 million.

This range appears to have a balanced market with an average sale of 2 homes per month and 12 currently listed. With such a small sample to pull from, these numbers don’t always tell the real story. High end property in particular buildings, especially with spectacular views, are selling extremely fast.

There were 0 sales above $2,500,000 this last quarter and there are 6 options to choose from. Buyers in this range continue to have the upper hand as sellers are having a tough time getting anything above $2.5 million.
