January 2017 Market Update – Downtown San Diego Condo Market
In Downtown San Diego, we saw the market tighten up a bit. Inventory fell from a 3.5 month supply down to 2.9 months, while the average sales price and price per square foot went up slightly. We also saw the average days on market decrease. Typically December is one of the slowest months of the year, but that wasn’t the case this year. We saw 72 sales in downtown San Diego, which was a boost from the 64 sales we had in November.
The number of new listings to hit the market dropped, as it usually does, in December. It was the first time all year where we had less than 100 properties hit the market. While we only saw 67 new listings come to the market, it is still up from the 52 listings we saw in December 2016.
