January 2023 Housing Market – Downtown San Diego Condo Market
In the fourth quarter, Downtown San Diego’s activity declined dramatically. We went from having an average of 63.7 sales per month down to just 42 per month (-34%). We typically see a decline during the holidays, but 2020 and 2021 did not follow our typical trends so this season was a bit of a shock. That being said, inventory also went down slightly and the number of active listings dropped drastically. Click here if you want to see the fully Quarter 4 of 2022 market report.
The average sales price also declined drastically. This does not mean that we saw a decline in prices, but rather there was a lot more activity in the lower price segments. We only had 5 sales (11.9%) over $1,000,000 in Downtown San Diego in December, the highest of which was $1,500,000. There were also 5 sales in The Hard Rock Hotel, which were all under $300,000, which drastically brought down the average sales price.
