Downtown San Diego Market Update – January 2026

January 2026 was extremely slow for Downtown San Diego condo sales, and it felt that way across much of San Diego County as well. Downtown recorded just 17 closed sales for the month (one of the lowest totals I’ve ever seen), and closings were down 41% compared to December. At the same time, active inventory climbed to 234 listings, a 32% increase month-over-month, driven in part by typical “new year” activity and a meaningful wave of relistings after the holidays. In fact, roughly 28% of the homes currently on the market were relisted within the last 30 days, which can make “days on market” look artificially low and requires a closer look when evaluating a specific property.

We did see some momentum on the pending side: 29 properties were pending, about an 80% increase from December (even though 29 is still a relatively small number overall). Pricing stats were also unusual. The average sales price came in around $1,135,000, while the median was about $600,000—a massive gap that largely reflects how easily the numbers get skewed when there are only 17 sales, including a couple of very high-end closings that pulled the average upward.

When you break down the current inventory, there are 177 active listings under $1M, 58 above $1M, and only 28 options above $1.5M. One interesting trend I’m continuing to watch: higher-priced view properties have been moving relatively better than some of the lower-priced segments, which is the opposite of what we’d normally expect. With inventory elevated and sales volume low, the month’s math produces a 13.8-month supply of homes—squarely a buyer-leaning figure—though that number is amplified by the seasonal slowdown and the relisting surge. If you’d like to talk through what this means for your building or your price range (and how to read through the relisted inventory), feel free to reach out anytime.
