June 2018 Market Update – Downtown San Diego Condo Market

The average price per square foot jumped up to $624, which is the highest single month in Downtown San Diego since October 2005 and May was the second highest on record, with October 2005 being the first.  The average sales price was also up to $682,670 from $634,952. That is an increase of 7.5% over the last month.

The number of sales fell a bit, down to 66 for the month of May. April was a very good month, so I was expecting slightly lower numbers in May. During the month of May 85 properties went into escrow, which looks like June will also be a good month. The number of sales typically mimics the number of listings to go pending and trails that chart by 1 month. Median market time still remains just under 30 days, which is great for sellers.
