Out with the old and dilapidated warehouse building and five old commercial buildings between Ivy and Hawthron streets. A newly proposed office building which plans on taking up the entire city block. The building will be six-stories high and will be developed by Los Angeles-based Kilroy Realty and Gensler architecture firm to design the structure. Not only will there be 178,800 square feet of office space it will also feature 14,929 square feet of retail space. With the already scarce amount of parking in Little Italy they the plans also include 280 parking spots for the office. The site was purchased back in late 2017 for $19.4 million.

In order for the project to move forward the approval will have to come from the Civic San Diego board and then the government after that. If approved the project could break ground as early as November. With all the bars, restaurants, apartments and condos in the area, Little Italy could use some work space for businesses. This could be a great opportunity for business owners as there would be a potential to live and walk to work. Across the street from the proposed project is the new AV8 apartment complex which features luxurious amenities and a rooftop deck.

This project will bring work to numerous amount of construction workers and the opportunity for close to 400 permanent jobs once construction is completed. Little Italy could use some more retail space and the perks of building tenants may be the 10,226-square-foot rooftop deck. Parking for the building will be both slightly below but mostly above ground. Having an office building should also help the already thriving neighborhood restaurants and shops. Little Italy has always been an attractive place to live and this will only help grow its appeal.
