The potential is great!
This 6th floor bedroom has so much potential! All though the condo is currently only a very large 1 bedroom, it could easily become a 2 bedroom + den with some drywall work. If you wanted to keep the loft feel, you can also add something like sliding frosted glass walls. This condo features 11 foot ceilings throughout and floor to ceiling windows. You get plenty of natural light, without getting blasted by the sun in the afternoon. The condo also has a nice, open view of the city. The large living space and open floor plan is perfect for entertaining! The home itself could use some updating, but it could be personalized for a reasonable price! Some new flooring and paint would go a long way.
In the last 6 months there have been 7 sales in the complex. The average price per square foot for the 7 homes sold was $518.60 and this 6th floor condo is listed for only $506.07/sf. This property is, in my opinion, above average in the complex. With a nice view, great location in the building, and large living space, this makes a fantastic home or investment property. There is currently a property that is in escrow that is on the 7th floor and faces Fahrenheit. The condo has an inferior view, is more than 100 sf smaller and it was listed for $699,000-$725,000!
East Village is quickly growing and it is a great time to invest in a home! A vision that lasted over a decade is finally underway with Ballpark Village. Last year Cisterra Development announced they would be breaking ground on a Ritz Carlton in East Village. This year the San Diego Chargers made it clear their focus would be to move the stadium downtown. While this is far from becoming reality still, it shows the spotlight is clearly on this growing neighborhood!
