March 2023 Housing Market – Downtown San Diego Condo Market

In February, there were only 30 sales in Downtown San Diego. That is -65.5% less than February 2022, which had 80 sales. While this is a shocking stat, the number of new listings to hit the market in February is also down -61.5% compared to February 2022. We actually have less active listings now than we did in February 2022.

The average list to sales price shot up to 98.5%, which is a +2.2% increase from last month. Time on market has also dropped significantly over the last couple of months, from 75 days in December 2022 down to 26 days in February 2023. Lastly, the number of properties to go under contract has also steadily risen over the last 4 months. These factors show that buyer demand still remains strong enough to keep up with supply, so the inventory in Downtown San Diego does not appear to be growing. The big question is whether or not inventory will begin to rise as more sellers hit the market during the spring. If the number of sales remains at historic lows, this could cause inventory to go up.
