May 2022 Housing Market – Downtown San Diego Condo Market
The average sales price in Downtown San Diego shot up again! For the first time ever in Downtown San Diego, the average price broke $1,000,000 and is sitting at $1,030,838. That is an increase of +32.1% in one year, and a 7.3% increase in just one month! Average price per square foot also hit an all time high of $836/sf. That is a +28.8% jump in just one year.
Inventory in Downtown San Diego also remains historically low, with under a 1 month’s supply of inventory. That means there are more homes selling per month than there are currently on the market. The average list to sales price also remains higher than 100%. On average, homes in Downtown San Diego are selling for +3.6% over the sellers asking price. We are typically seeing multiple offers on property and they are often sold within the first week of listing.
