May 2024 Housing Market – Downtown San Diego Condo Market

In April, we saw a +16% increase in the number of active listings, going from 155 to 180 available properties. This increase of 25 properties is due to the substantial increase in new listings without seeing the same increase in the number of sales. We are still at 46 sales in April, which is the same amount we saw in March. All four months in 2024, Downtown San Diego has only seen between 43-46 sales per month. With this increase in active listings and the stagnant sales numbers, Downtown’s inventory has been steadily rising but still remains just under a 4 month supply.

The average list to sales price percentage is still at 98.2%, which is relatively high for Downtown San Diego. I use this as a gauge to see how much negotiating is occurring in the market place. If there is a larger discrepancy between the list and sales price, it typically means less buyers were competing.  I use this number as a rough scale to see which side, buyers or sellers, seem to be holding more negotiating power. Obviously, each home is different and there will be some highly desirable residences and some that are much less desirable.
