In essence, October 2023 has brought forth a recalibration in the real estate market in Downtown San Diego.
The increase in the active market time and months supply of inventory in September suggests a more balanced market.
Downtown San Diego – Sales activity saw a substantial uptick, jumping 46% from July, although we still clocked in at 54 total sales.
Downtown San Diego – The inventory still suggests it is a seller’s market, but downtown is seeing very low activity levels.
Downtown San Diego – Both the average and median price per square foot are also nearing their records that were set last year.
Downtown San Diego – There have been some fairly drastic changes to Downtown San Diego’s market over the last 30 days.
Downtown San Diego – There were 50 sales in April, which when compared to January and February, is a big improvement.

In March, there were 53 sales in Downtown San Diego, which is an increase of 20 sales (61%) from February 2023.
In February, there were only 30 sales in Downtown San Diego. That is -65.5% less than February 2022, which had 80 sales.
With only 30 sales in January 2023, it was one of the slowest months Downtown San Diego has seen in over 10 years.

In the 4th quarter, Downtown’s activity declined dramatically. We went from having an average of 63.7/month down to just 42/month (-34%).

Downtown San Diego is still selling very well and it appears to be poised for a strong start in 2023 with the recent calming of interest rates
While the number of sales is down drastically, inventory has little to no change. The number of active listings is actually down!

Nearly almost every metrics measuring the market is down this month and we are seeing signs of slowing. Let’s dive into the numbers though.

For the first time ever in Downtown San Diego, the average price broke $1,000,000 and is sitting at $1,030,838.
In March, there was an increase of +34.0% in the average price per square foot year over year in Downtown San Diego.

In February, the average sales price in Downtown San Diego was $916,986. That is +34.9%, or $237,273 higher when compared to February 2021!
In January 2022, the average condo sold for $893,052 in Downtown San Diego! That is +58.2% higher than January 2021.
While Downtown San Diego didn’t see the record breaking month we saw in November, we had a great December when compared to prior years.

We had a very productive start to the year, which was slated to carry over to the second quarter. Due to COVID-19, the horizon looks a little different now.
March 2020 – In January, there were a good amount of sales (+35.7% compared to 2019). Inventory is down to a 12 month low at a 4.5 month supply.

December 2019 – The number of new listings has declined by 34 listings from October to November and the number of active listings is also down by 17.
November 2019 – Inventory has remained consistent, but typically staring in October, we see a decrease in the number of homes on the market.
October 2019 – Over quarter 3 of 2019, sales $1,500,000+ only equated for 3.74% of the sales. In October, they made up about 10.42% of the sales.

September 2019 – Inventory has gone up again to 5.8 months and the number of listings in Downtown San Diego increased from 328 to 335.
August 2019 – In July there were 66 sales in the resale market, which is up from 56 in June. If we included Savina, it would add another 85 sales!
July 2019 – We saw the number of sales drop from May to June and inventory continues to increase. These numbers do not include Savina’s closings.
