November 2016 Market Update – Downtown San Diego Condo Market
While the number of sales and active listings remains relatively flat compared to last month, inventory is taking a huge plunge. This is probably largely due to the holiday season and sellers who are pulling their property from the market for the next couple of months. The number of active listings took dropped 11.6% from 190 listings in September to only 168 listings in October. This is the lowest amount of inventory we have seen in well over 10 years!
Price per square foot also took a huge leap up. In September, the average price per square foot was at $570 and in October it hit an average of $593 (4.0% increase). If this number continues to trend upward, it will exceed the highs we saw in 2006.
