November 2017 Market Update – Downtown San Diego Condo Market

The average sales price took a huge leap from $592k to $708k, but that was largely do to some big sales. There were 3 sales over $2 million in October. The average price per square foot also shot up above $600 this month. Inventory has been steadily growing over the last year. In October 2016, we were at a 2.3 month supply and had a shrinking inventory. Now we are currently at a 3.6 month supply.

Over the last 5 months, we have had a steady flow of sales between 70-80 each month. The number of new listings is outpacing the number of sales, so we are seeing some growth in the number of active listings on the market. Last year, we entered November with 173 listings, but this year we are at 244. It will be interesting to see what happens over the final months of the year, as historically we see the number of available listings drop significantly.
