November 2022 Housing Market – Downtown San Diego Condo Market
Downtown San Diego only had a total of 35 sales last month, which is less than half of the monthly average over the last year. Over the last 12 months, approximately 77.6 properties were selling per month in Downtown. The interesting thing is inventory still remains stagnant. There are currently only 122 listings in Downtown San Diego, and if we remove the Hard Rock Hotel units that number falls to 102. That is actually a decrease of 5 available listings from October. Since Month’s Supply of Inventory is the “#of available listings”/”#of sales in a month”, we saw the inventory rise slightly due to seeing less sales in October.
The average sales price and price per square foot actually went up last month. The average sales price went from $782,110 to $877,750, which is an increase of $95,640 (+12.2%). The average sales price per square foot went from $764 to 780, which is an increase of $16 (+2.1%). I wouldn’t read too much into these numbers though, as we only had 35 sales. This is a small sample size.
