What I like about it:
This gets you into Pacific Gate, which is the only Super Prime building in San Diego, for less than other top tier buildings in Downtown. At $810/sf, this is less than the $855/sf average Pinnacle is getting per square foot year to date. In January, Pinnacle #1306, which is 1,290 sf, sold for $1,200,000 ($930/sf). Pinnacle #1004 is also currently in escrow and is listed for $817/sf. This is the same floor, similar NE orientation, and the building is approximately 12 years older!

What I like about it:
Although this is the smallest residence, it is well laid out. The lack of hallways means the square footage is well utilized. I also like that they did a corner of windows by the balcony, which should allow a good deal of light to flood the space. Over the next 10 years, this neighborhood should change drastically and you will have a front row view. There should still be a few view corridors, as well as the potential for about $2.5 billion in new buildings. If you ask me, that will be an improvement from the existing white navy structures.

What I like about it:

At just over $1,000 per square foot, it matches prices of similar units in The Metropolitan, Pinnacle, and Bayside.

What I like about it:

My favorite part about this residence is the amazing west facing balcony. It spans the entire length of the western front of the residence, which is approximately 32 feet! As far as functionality, this is my favorite floor plan in the “Luxury Collection”. If $2,848,900 isn’t in the housing budget, the 12th floor is available for significantly less and will still have a view of the bay down Broadway and over the future park on the north side of Manchester’s Pacific Gateway project.

What I like about it:
In my opinion, this is the best value in Pacific Gate’s “Estate Collection”. This residence has the space that is so many seek when they downsize and move to the city, but they are used to 4,000+ sf. The amount of glass in the living, dining, and kitchen area is stunning. About 56 feet of windows make out the curved wall providing over 180 degree views when you are standing in the middle of the living space. The amount of storage in the residence is also impressive when you look at the 3 very large walk in closets! The balcony is also about 28 feet long with views of the bay to the northwest and city views to the north and east.
