There are 3 Things Sellers Should Do Before Listing – #2 is Painting!
Painting is one of the best investments you can make as a seller. I would estimate we recommend painting the interior of the home to approximately 95% of sellers we work with. A fresh coat of paint can completely change the presentation of a home. There are a few things to consider when painting your home:
- When you take down personal photos and decorations (see the 3rd thing sellers should be doing), there will typically be holes. On top of that, unless you recently painted, there likely will be walls that are marked up or scratched. Painting the interior of your home will add a fresh new feel.
- You want to go for a neutral feel. Unless your home is extremely unique (architectural masterpiece, or something of the likes), the best way to market your home is to appeal to a vast range of buyers. The paint should be very neutral colors so that a large pool of buyers can envision themselves living in the space. Occasionally I will have sellers say that neutral colors are “boring”, but when you’re selling your home you must remember that the end goal is to no longer own it. Your home will have a new owner and those “boring” tones will help you accomplish your goal of selling for the most money possible.
- Go with a light color, preferably white. Light colors bring in natural light and make spaces feel larger. The open airy feel tends to appeal to the largest buyer pool and, when coupled with a great design, can drastically increase the amount you get for your home. Dark or bold colors tend to soak up a lot of natural light and make the space feel cavernous. While that currently isn’t the style most buyers are looking for, maybe that will be a thing of the future. I’d stay away from dark colors for now.
