2018 Quarter 1 Downtown San Diego Market Update

Going in to Quarter 2, we are currently at 263 listings in Downtown San Diego. This is a 31.5% increase from a year ago. In Quarter 1 of this year, we had a total of 190 sales, which is a 20.1% increase. While inventory is growing, we are having a steady amount of sales.

This growth in sales doesn’t take into consideration all of the closings happening at Pacific Gate, which had about 70% of it’s residences under contract at the end of the pre-sale process. Pacific Gate started to close out these homes at the beginning of March. While it doesn’t reflect in the numbers on the MLS, Pacific Gate holds a huge market share. The average sales price is well over a $1,000,000 in the building and there will be over 150 closings in the community over the next few months.
