2021 Quarter 1 – Downtown San Diego Housing Market

The Downtown San Diego condo market has turned around drastically in the last 3-6 months. We went from having 336 listings going into the 4th Quarter of 2020 to having 230 listings at the start of the 1st quarter of this year. Now we are down to just 180 properties on the market! That is a drop of -46.4% in the number of available listings! At the same time, more homes are also selling. The number of homes to sell over the last 3 months is up +8.8% when compared to last quarter. These two factors have dropped inventory, or Month’s supply, by -28.1% over the last 3 months!

One of the most shocking stats are the number of homes currently under contract. As of April 2nd, there were 167 homes under contract in Downtown San Diego. If we compare that to the 68 homes under contract at the start of the year, that is an increase of +145.6%! This shows signs of a very strong Quarter 2 for Downtown San Diego. Demand seems to be holding very strong, but the lack of inventory will be an issue for buyers moving forward.
