2020 Quarter 4 – Downtown San Diego Housing Market

2020 was definitely not a typical year and the Downtown San Diego housing market definitely didn’t follow it’s normal pattern. Quarter 4 was the most active quarter, with a total of 250 sales. If we compare that to Q4 2019, that is a +63.4% increase! The slowest quarter of 2020 was Q2, which is to be expected considering the world stopped for a couple of months. Overall, we saw 831 properties sell in 2020, versus 690 in 2019! That is an increase of 20.4%, which is very surprising.

While the numbers look positive, it doesn’t begin to compare with the activity we are seeing outside of downtown. While San Diego County saw an increase of 14.9% in the average sales price, Downtown San Diego remained flat overall. The demand for single family homes is at an all time high, with inventory below a 1 month supply!
