September 2019 Market Update – Downtown San Diego Condo Market

August had 67 sales, which is very similar to August of 2018 at 66 sales. Inventory has gone up again to 5.8 months and the number of listings in Downtown San Diego increased from 328 to 335. The number of listings to go into escrow also dropped by 18 homes.

Overall, the market in Downtown San Diego continues to slow down and is now a balanced market. For 5+ years, almost everything that listed would sell. Now people are remembering what it is like to be in a more normalized market. Homes that are positioned well are still selling, but the technique and marketing is now important again. It was obviously never recommended to take horrible cell phone photos and throw it online, but sometimes that was enough to sell. Now it is important to have professional marketing and work with a trusted adviser to get your home sold.
