September 2025 Housing Market Stats – Downtown San Diego Condo Market
Downtown San Diego’s condo market remained relatively steady through September, with 43 total sales, keeping in line with the monthly pace we’ve seen throughout most of 2025. For the third quarter, there were 132 sales, a modest uptick from Q2, though that’s typical since the summer months tend to bring more activity.
Year-to-date, there have been 387 total sales in downtown — still far below the pace of a typical pre-2020 year when we’d often see anywhere between 700 and 1,100 annual sales. For context, 2024 finished with just 549 total sales, one of the lowest totals in recent history. That means we’re on track to fall short of even last year’s subdued numbers as we move into the slower holiday season.
Inventory has ticked down slightly heading into fall, sitting at under 250 active listings. While this has reduced total supply to just below a six-month level, absorption remains slow, with the average property taking longer to sell. It’s a unique dynamic — fewer listings, but also fewer buyers. The result is a market that feels somewhat “frozen,” where motivated sellers need to stand out and buyers searching for something specific may not find much available.
Mortgage rates continue to play a key role in overall sentiment. Leading up to the Fed’s September rate cut, rates had been trending lower, only to edge back up immediately afterward. As of mid-October, conventional loans are hovering in the low 6% range. Historically, we see a noticeable increase in buyer activity once rates dip below 6%, so that’s the threshold to watch heading into 2026.
Looking forward, I expect a slight increase in listings early next year as sellers who’ve been on the sidelines re-enter the market. If mortgage rates can continue to ease, that could help reignite buyer momentum just in time for the spring season.
