February 2018 Market Update – Downtown San Diego Condo Market

In December we saw a very small dip in the inventory, but as expected in January we saw a jump again.  December had 69 new listings, while we saw 167 in January! This is a bit deceiving though because many listings are set to expire December 31st and then are relisted in January. As far as active listings go, we saw the number increase by 22 from 202 to 224. We also saw the number of listings that went into contract to go from 53 in December to 71 in January.

While January had the lowest number of sales in the last 12 months, compare that to January of 2017. We had a 77.4% increase in the number of sales when looking at a year over year comparison.

Also, I did something new this year, and I ran all of the sales for every high rise in Downtown San Diego. I used those numbers to rank them based on neighborhood, as well as a few other factors such as number of sales and overall price per square foot.
